Through our diverse skill set, intimate knowledge of local market conditions, and commitment to responsible development practices, Keane maximizes property value and delivers superior projects within our community.

Keane has been active in the Washington DC, metro area for over 20 years. We have been involved with dozens of projects spanning virtually all real estate types including residential, office, light industrial, hotel, golf, and retail.

Keane is proud to support Loudoun County community programs. Most recently, the staff at Keane contributed to the Loudoun County Department of Family Services and United Way's annual Back to School Supply Drive.

Brian J. Cullen – President

Brian J. Cullen

Mr. Cullen is the founder of Keane Enterprises and oversees all company operations and services.  He has been involved in real estate businesses in the Washington, D.C. area for over 20 years and was instrumental in the development of major commercial projects in Northern Virginia including Oaklawn in Leesburg, Ashburn Crossroads, Beaumeade, Dulles 28 Center, Ashburn Center, Steeplechase and Loudoun Gateway Center, as well as North Point Village Center in Reston, VA.  Mr. Cullen has also been involved in the rezoning and development of multiple residential projects in Northern Virginia.

Mr. Cullen is a full member of Urban Land Institute, the premier international real estate organization.  He is the Washington District Council Chairman for 2007/08.  On a national ULI level, Mr. Cullen has been active on the Small Scale Development Council for over 10 years.  He is a member Emeritus of the Loudoun County Economic Development Commission (EDC) and past chairman of the EDC Transportation and Infrastructure Committee.  Currently, Mr. Cullen serves as Chairman of the Dulles Town Center Community Development Authority (CDA), the first such authority in Virginia to issue bonds for the purpose of furthering economic development.  Mr. Cullen is a past president of the Loudoun County chapter of the Northern Virginia Building Industry Association, was a member of the original Route 28 Tax District Advisory Board and has served on numerous County appointed committees.  Charitable endeavors have included the Make-a-Wish Foundation, the Loudoun School Business Partnership, Gonzaga College High School, and the American Cancer Society.

Prior to forming Keane, Mr. Cullen held executive positions at Carl M. Freeman Associates and Lerner Enterprises.

Mr. Cullen holds a B.S. in Construction Management from Colorado State University.

Andrew Shuckra – Vice President

Mr. Shuckra has management responsibility for Keane operations, consulting services, financing, and project management. He has over 12 years of real estate development experience in the Washington DC market and has been involved in large mixed used projects such as Broadlands in Loudoun County, VA, Reston Town Center in Fairfax, VA, and Clarksburg Town Center in Montgomery County, MD.

Mr. Shuckra is a member of Urban Land Institute and prior to joining Keane, served as financial manager for Terrabrook's East Region where he was responsible for acquisition/disposition underwriting, financing procurement, and business planning for all regional assets. Prior to Terrabrook, Mr. Shuckra was a consultant with Ernst & Young's Real Estate Group.

Mr. Shuckra holds a B.A. in Economics and Architectural Studies from Brown University.

Derek Lowe – Director

Mr. Lowe oversees construction management operations for Keane Enterprises. He is responsible for all aspects of the construction process including project feasibility, budgeting, scheduling, contract negotiation, and site management. In his 8 years of project management experience, Mr. Lowe has worked as a construction manger for clients such as AT&T government markets, AT&T wireless and AT&T for mission critical facilities. Mr. Lowe also has experience working on many high end interior projects in the Washington DC market while serving as construction manager for Peris Companies in Falls Church, VA.

Mr. Lowe holds a B.A. in Economics from Towson University.

Mary Ahearn – Manager

Ms. Ahearn directs business operations for Keane Enterprises and is responsible for the administration of the business infrastructure. Ms. Ahearn provides organizational support to all Keane projects and shares project management responsibilities. Prior to joining Keane, Ms. Ahearn served 18 years at American Express in New York and Washington DC. During her tenure, Ms. Ahearn managed several initiatives for the Company including the rollout of a global customer servicing program to more than 1700 travel locations worldwide, the identification and collection of US Government Card program delinquencies totaling more than $3 million, and the implementation of division-wide community service programs.

Ms. Ahearn holds a B.A. in Travel and Tourism Management from New Hampshire College.

Vannessa Smingler – Controller

Ms. Smingler is controller for Keane Enterprises and oversees all accounting functions for the business and projects. Her scope includes contract administration, financial reporting, and commercial real estate loan administration. Prior to joining Keane, Ms. Smingler served as Vice President at Bank of America (formerly NationsBank) where she had loan administration responsibility for a region covering Northern Virginia, Washington DC , Richmond and Norfolk. At Bank of America, Ms. Smingler serviced approximately $1 billion in loans annually.

Ms. Smingler holds a B.A. in accounting and business administration from Catawba College .

Kelly Krapsho – Planner

Ms. Krapsho is a planner for Keane Enterprises and guides land planners, civil engineers, and other consultants to advance plan applications in various jurisdictions. Prior to joining Keane, Ms. Krapsho worked for several civil engineering firms in the Metro DC area including William H. Gordon and Associates, The Engineering Groupe and Charles P. Johnson & Associates where she prepared land use plans as well as site construction plans.

Ms. Krapsho holds a B.S. in Landscape Architecture from Virginia Polytechnic Institute and State University.

Development Management

Keane’s development management services are fully integrated in all aspects of real estate development including planning, entitlement, construction, and sales. This multi-disciplinary approach allows us to maximize a project’s value in each stage of its life cycle including site search, due diligence, concept planning, development, financing, sale and leaseup.

Keane offers particular expertise in navigating the increasingly complex entitlement and approval processes of local jurisdictions. The path to fully approved projects has become increasingly rigorous as slow growth and environmental protection initiatives have been implemented. Proposed projects are required to meet higher standards and provide greater degrees of planning and refinement than ever before. Without the appropriate expertise, contacts, and diligence, a project could lose time, incur additional cost, and be forced to accept onerous development conditions that may challenge its financial viability.

Consulting

Keane’s Real Estate Consulting services include strategic planning, project feasibility and due diligence, market analysis, and financial analysis. Applying our expertise, we can underwrite acquisitions and dispositions, develop custom pro formas to assess investment performance for any asset type, as well as solicit and underwrite financing tailored to your project.

Through our various business lines, Keane is on the ground every day monitoring market activity. We see transaction details that set the market, know specifics of competing projects, and understand forces determining current pricing and absorption.
